Century Properties Group Inc. has unveiled plans for a P1.5-billion designer condominium building, the fourth of a six-tower development in its middle-income Acqua Private Residences project in Mandaluyong City.
Marco Antonio, project head and managing director of Century Properties, told reporters that the company has tapped Missoni Home to provide exclusive design service for the 52-storey Acqua Livingstone, the first residential brand in the world to feature the Italian fashion brand’s creative use of patterns and prints.
“At the end of the day, real estate is aspirational buying and people want to buy something that is unique. By virtue of Acqua Livingstone, we’ll actually be providing really collectible real estate,” Antonio said.
Projected sales value of Acqua Private Residences may increase to P15 billion from the earlier announced P13.5 billion because of the branding effect with Missoni Home. Acqua Livingstone will account for P3.5 billion in sales.
Century Properties have sold 96 percent of the first three Acqua towers, equivalent to 1,800 units, generating P7 billion in sales since its launch last year.
Acqua Livingstone is Century Properties’ fourth brand collaboration for a residential project after The Milano Residences with world-renowned fashion brand Versace, The Trump Tower Manila with American real estate mogul Donald Trump and Azure Urban Residences whose beach club was designed by hotel heiress Paris Hilton.
The brand collaborations have enjoyed brisk sales take-up: Milano is 80 percent sold in a year, while The Trump Tower is 55 percent sold. After the partnership with Hilton was announced, Azure saw a 40 percent increase in sales and has been sustained since.
“Behind the brand is a quality that people are familiar with. It’s not just an endorsement that we’re actually after, we’re actually after a value-add collaboration that will [go down as] a consumer benefit,” said Antonio.
Nearly a third of Century Properties’ branded developments are sold to non-Filipino foreigners and the company will continue to tap this market for Acqua Livingstone, he added. The latest residential project will also cater to domestic Filipinos and overseas Filipino workers.
Slated for completion in four to five years times, Acqua Livingstone will have 645 units with one to three-bedroom configurations at 27 square meters to 140 square meters. Prime units in various sizes and layout include Townhouse, Sky Garden, Private Garden, and Penthouse units.
The multi-level amenity area called The Canopy, located at the building’s skydeck, serves as the pinnacle of Missoni Home’s design imprint.
Based on internal calculations, Century Properties has cornered a 35 percent market share in terms of international sales in the last five years, ranked second behind home builder Vista Land & Lifescapes Inc. The company has about 3,000 agents selling across 50 countries in five continents.
Century Properties is targeting to hit at least P20 billion in pre-sales this year, nearly a 10 percent increase from the P18.4 billion last year, Antonio said.
The listed property developer also intends to grow its leasing business. Apart from its property management business, the company plans to put up offices on its land bank and establish “convenience retail” projects within its residential developments.
By the time its lifestyle center in Century City, an integrated community along Kalayaan Avenue in Makati City, opens, the company will have over a 5 percent recurring income base.
“We hope to grow recurring income base to more than 10 percent of the portfolio. With opportunities in the pending real estate investment trust law, it may serve as an impetus for us to create a recurring income stream,” Antonio said.

LOT 8 Moves Forward
Shortly after the ceremonial groundbreaking held last January 13, the LOT 8 engineering team is well on their way to set off the construction starting with some offices in the area.

The Home Guaranty Corp. (HGC)
MANILA, Philippines - The Home Guaranty Corp. (HGC) is launching a nationwide program to boost lending by banks and borrowings by developers and home buyers. Dubbed “B-B-B” (Bankers-Builders-Buyers), the program aims to create a pool of banks to lend developmental loans to home builders for sale to qualified buyers. This will realign banks, builders and buyers in a housing circle fully complementing each others’ functions and needs.
The “B-B-B” program is in response to Vice President and Housing and Urban Development Coordinating Council (HUDCC) chairman Jejomar C. Binay’s directive to key shelter agencies to formulate innovative strategies to address the nation’s housing backlog.
HGC president Manuel R. Sanchez said that the B-B-B program is part of HGC’s mandate of mobilizing private funds for housing and promoting easier access to housing finance. Banks and other financial institutions, by the nature of the business are averse to risk. HGC provides the unconditional guaranty of the Republic of the Philippines on housing loans extended by banks – making their loans risk-free. Most of the country’s established banks are already availing of HGC guaranty. In 2011, HGC guaranteed P37.89 billion worth of housing loans from banks enrolled in HGC Guaranty programs.
According to Sanchez, “we have eliminated credit risks of housing loans extended by banks” and “through B-B-B, we will encourage more banks to avail of HGC guaranty to lend more for housing. We will match the loans with builders and buyers.” HGC grants guaranty coverage on loans extended by banks to developers for their working capital, home construction and marketing needs. Through B-B-B, developers are further encouraged to bring prospective buyers to banks to avail of HGC-guaranteed retail accounts. HGC will soon sign MOAs with builders, realtors and brokers’ groups to complete the housing circle.
HGC’s B-B-B program will bring this new concept of housing finance and lending to the provinces and the countryside. Aside from targeting provincial branches of established commercial and universal banks, HGC also provides guaranty lines to rural banks, thrift banks, building and loan associations, and even microfinancing. For 2012, HGC targets marketing its guaranty to over 400 such institutions nationwide.
HGC will popularize home buying through the Housing Circle.
Homeownership starts with pointing prospective home buyers in the right direction to find affordable housing and to find banks to finance their house purchase. Information and credit education are key components of the B-B-B program.
Through the online-B-B-B database, currently being developed, prospective home buyers can readily access information on the nearest housing developments and HGC-guaranteed source of home financing. Whenever possible, forms, loan requirements and other related information will also be made available online.
“B-B-B aims to help home buyers overcome their natural aversion to bank borrowing due to the false belief that they will never qualify for a housing loan,” Sanchez said. “We are also teaching them to self-qualify for housing loans and plan for home ownership.” The B-B-B program is anchored on Binay’s advocacy of “Mas maganda ang buhay, kung may sariling bahay.”

Majestic Legacy Plans five real estate projects for Cebu
Local Developer Majestic Legacy Development Corporation (MLDC) is going to introduce at least five residential and commercial projects in Cebu in the next five years.
With the introduction of its flagship project, P200 million worth LOT 8 condominiums located in Mabolo this City, the company is at the same time preparing to launch the first commercial seaside development on Camotes Island.
In an interview with MLDC president and chief executive officer (CEO) Mario Lua, he said that the company has several existing land bank that are up for development in the next few years, but it has to prioritize the completion of LOT 8 Condominium which offers a total of 231 middle to high end units.
MLDC has existing properties in Camotes, Talisay and Mactan. At present though, the company is also scouting for good properties within the province for more residential and commercial development projects.
The eight-hectare sea-side property located in the town of San Francisco, Camotes Island, will be the next big project the company will undertake, providing a way for the Camotes to grab its opportunity as the “new iconic” product of Cebu, earlier proclaimed by the Department of Tourism (DOT-7).
Lua said the company has a special arrangement with the Local Government Unit (LGU) is San Francisco in availing of the Special-Use Agreement on Protected Area (SAPA), in order to officially start the development.
At present, the Island is classified as non-alienable, which means that non-residents of the Island cannot put structures or business, to complement within the Island, as the company plans to open up commercial spaces for investors, such as restaurants, boutiques, accommodation facilities, and also residential-condo units.
According to Lua, there are a lot of opportunities the Island is offering, and that the company is committed to start off the development soon.
Lua, who also owns the Jomalia Shipping Lines, has started offering RoRo (Roll-On/Roll-Off) transport service from Cebu (Danao City) to the Island.
In fact, the company had invested in establishing a modern terminal to accommodate the growing passengers going to the Island.
With potential to become the next “Boracay” in Cebu, Lua said he has a lot of plans for the Island.
“In the past, nobody wants to go there because of transportation inaccessibility. Now, the number of visitors is growing,” Lua said.
Aside from the seaside property, the company also owns mountainside property on the island, of which future development is also being considered.
Camotes Island located northeast of Cebu, was chosen by the DoT in Central Visayas years back, as the “new iconic product” in the region as it boasts of a fresh water lake, white sand beaches, caves, among others.
Meanwhile, MLDC is still focusing attention to its flagship project, the LOT 8, which is scheduled to compete in the fourth quarter of 2012.
In October last year, the company started its pre-selling activities, and that about 50 percent of its units are reserved from both local and foreign buyers.

Pasay City, Philippines.) Residential developer SM Development Corporation (SMDC) posted a consolidated net income of Php4.18 billion in 2011, increasing sharply by 38% from Php3.02 billion in 2010. Of the total, net profit from real estate operations amounted to Php4.04 billion, for a robust 58% growth from Php2.56 billion posted during the same period in 2010.
Consolidated revenues amounted to Php16.99 billion, higher by 70% year-on-year. EBITDA amounted to Php4.95 billion, for a healthy EBITDA margin of 30%. Net earnings over the past 5-years have grown by an average of 44.6%. SMDC’s revenues from real estate operations during the year soared 79% to Php16.18 billion from Php9.12 billion in 2010. The market continues to show strong acceptance of SM Residences and M Place products, backed by a deeper confidence on the company’s proven ability to complete its projects, thereby fueling to a large extent SMDC’s notable 2011 results.
The consistent offerings of high-quality and well-designed residential units built by an experienced team composed of the country’s top contractors, engineers, architects, and interior designers also allowed SMDC to gain further traction and brand recognition. For the whole of 2011, SMDC pre-sold 11,726 residential condominium units worth approximately Php26.27 billion. Compared to the same period in 2010, the number of units presold increased by 14% and exceeded the company’s sales target of Php23.57 billion by 11%.
Meanwhile, the company’s total assets for the period reached Php54.77 billion, 25% higher than Php43.70 billion attained in 2010, while its total liabilities stood t Php19.36 billion. SMDC’s stockholders equity amounted to Php35.41 billion, up 38% from Php25.66 billion during the previous year.
SMDC vice chairman and chief executive officer Henry Sy, Jr. said, “SMDC’s strong performance last year confirms the sustainability of its past successes. The company has already become one of the preferred brands in condominium living, thus attaining the necessary momentum to continue delivering positive results. In a recent study done by the Advisory and Research Services of Colliers International Philippines, SMDC captured the top spot corresponding to a 24% market share of the more than 25,000 residential condominium units that were sold by the industry during the second half of 2011, when SMDC sold more than 6,000 units. The company has consistently been number one in Colliers’ property surveys since July 2009.
This trend continues for the entire 2011, during which the Metro Manila condominium market was characterized by strong competition. SMDC currently has 15 residential projects under its SM Residences brand and two projects under the M Place brand. For the rest of 2012, five more new residential condominium projects will be launched in Metro Manila.

Ayala Land hikes capex after posting 31% growth
PROPERTY DEVELOPER Ayala Land, Inc. is gearing up for higher capital spending this year after ending 2011 with a 31% profit hike, documents released yesterday showed.
“For 2012, the company has earmarked another P37 billion for capital expenditures, largely for the completion of ongoing developments, the launch of new residential and leasing projects, and the acquisition of new land bank which will help sustain the company’s growth trajectory over the coming years,” Jaime E. Ysmael, Ayala Land chief finance officer said in a press statement.
This figure is 23.17% higher than last year’s capital expenditure of P29.92 billion, a bulk of which was spent for residential development.
More than half, or 56%, of the company’s capital budget for 2012 will go to its residential business, 17% to leasing operations for malls and offices, 12% for hotels, and the remainder to go to land banking initiatives, Mr. Ysmael told reporters in an interview yesterday.
“We plan to launch about the same number of projects this year (67) but 29% higher in value and 20% more in the number of units. We remain well positioned to pursue our growth moving forward and achieving the goals we set out to do,” Antonio T. Aquino, Ayala Land president, said in the statement.
The amount will be funded via the possible issuance of local, long-tenor corporate bonds worth P10 billion to P15 billion within the year’s first semester in light of low interest rates, Mr. Aquino said.
This comes as Ayala Land hiked its net income last year by 31% to a record P7.14 billion versus P5.46 billion generated in 2010, slightly lower than the 35% growth it posted two years ago when it increased its net income to a then-record P5.5 billion.
“We had another banner year in 2011 thanks to the strong revenue growth and margin improvements achieved by our key businesses,” Mr. Aquino noted.
The firm’s total consolidated revenues rose by 17% to P44.21 billion, with combined real estate and hotel revenues climbing by 16% to P41.23 billion.
Total expenses grew by 12% to P33.50 billion in 2011.
Ayala Land’s property development unit hiked its revenues last year by 27% to P25.26 billion, a bulk of which was derived from the luxury Ayala Land Premier brand that increased its revenues by 36% to P9.51 billion year-on-year.
Middle-income Alveo and affordable Avida last year generated 15% and 44% revenue growth respectively, following the strong sales of newly-launched projects, while low-cost Amaia recorded P841-million revenues from its maiden project AmaiaScapes Laguna.
For this year, Ayala Land’s property development unit is aiming to launch 24,800 units across all residential brands versus 20,613 units last year after sales take-up value for the division reached a monthly average of P4.31 billion, 56% higher than the P2.76-billion monthly average in 2010. -- Franz Jonathan G. de la Fuente

Bing, who was born in Dumaguete City in extremely humble conditions and dared to brave foreign shores to find her place under the sun, found her sweet home. “I immediately fell in love with the place,” she said.

Cebu Landmaster set aside 3 Billion for 3 ventures
HOMEGROWN developer Cebu Landmasters Inc. is earmarking P3 billion for capital expenditures starting this year, for the development of three residential projects in Cebu under a joint venture with RDAK Transport Equipment Inc.Cebu Landmasters Inc. president and chief executive officer Jose Soberano III said the programmed capex will stretch until 2014.
The company broke ground last Saturday on its first residential project, Midori Plains, in partnership with RDAK.
The project, which sits on eight hectares in Tungkop, Minglanilla, will house an initial 387 residential units with prices ranging from P1.6 million to P3.2 million.
Average lot area is 120 square meters.Midori in Japanese term means “green.” Soberano described the project as an Asian-inspired, Zen-living development.
“The partnership of this project came in when I learned that RDAK and Cebu Landmasters are both eyeing the same property in Minglanilla. So we decided to work on the project together rather than compete with each other,” Soberano said, adding that this project is RDAK’s first venture in Cebu’s thriving real estate industry.
Branching out RDAK’s core business is in the transportation and heavy equipment industry, which includes manufacturing and selling of several types of heavy, light and medium transport vehicles.
Ricarido Delfin Abellana King, founder and owner of RDAK Transport Equipment Inc., said their venture into property development signifies their optimism and confidence in Cebu’s real estate industry. The two companies will pour in P500 million to develop Midori Plains, which will have nine house designs intended for the middle-class market. The firm also allotted some 50 lot-only units.
Midori Plains land development is expected to be completed within one year.
Among the amenities are Club Chi, which features a swimming pool, open-air pool cabanas, function hall and entertainment rooms; and a gazebo.
Aside from Midori Plains, Cebu Landmasters and RDAK are also set to develop two condominium buildings on A.S. Fortuna in Banilad and on Salinas Ext. in Cebu City. According to Soberano, the A.S Fortuna project will have two 12-storey condominium buildings with 198 units each. This condo project is being pitched to the middle-class market, such as young professionals, with unit prices ranging from P1.3 million to P1.6 million.
The Salinas project, on the other hand, will have seven mid-rise condominium buildings with a total of 1,200 condo units. This project is programmed for a three-year development.
According to Soberano, the low interest rate, strong domestic liquidity, huge housing backlog and strong inflows of remittances prompted them to be aggressive in building property projects in Cebu. Familiarity Cebu, he said, has always been a hub for work and education.
He added local players like him are not threatened by the coming of big players in Cebu, as the province records a huge housing backlog.
“They may have dominance in certain markets but local developers here have a good head start in the real estate environment because of our familiarity with local conditions,” he said.
His company, for instance, is eyeing the middle market who can afford to acquire houses with prices ranging from P1.5 million to P3 million.
Cebu Landmasters’ first residential project is San Jose Maria Village in Balamban in 2003. Since then, he brought the brand to different areas such as Minglanilla in 2007, Toledo in 2009, and Talisay in 2010.
The company made its first foray into vertical development with the 17-storey high-rise condominium project called Asia Premier Residences at the Cebu I.T. Park (formerly Asiatown I.T. Park). This was followed by the construction of the 18-storey residential condo the Baseline Residences along Juana Osmeña St. last year. Soberano said there are more residential subdivisions being eyed by the firm in Tagbilaran, Cagayan de Oro, and Ilo-ilo cities, as part of their positioning to become a significant community developer in the Visayas and Mindanao.
JAZA: The Philippines is in Great Shape
While nearly half of 1,258 chief executive officers polled worldwide believe the global economy will decline even further in the next 12 months, as indicated in the 15th Annual Global CEO Survey of financial services firm PricewaterhouseCoopers International, nearly three times as many CEOs are confident in their own companies' growth prospects for the next 12 months.
This suggests that CEOs believe they have learned how to manage through difficult and volatile economic times, according to the survey results released at the recent World Economic Forum annual meeting in Davos, Switzerland.
Among these confident CEOs is Ayala Corp. chairman and CEO Jaime Augusto Zobel de Ayala (JAZA), who was one of 38 CEOs who granted in-depth interviews that formed part of the report of PwC, of which Isla Lipana & Co. is the local member firm.
When asked about his view on the global economy, JAZA cites statistics over the last five years: "Asian economies are trading with each other much more than ever before. This includes the changes taking place in China. Asia's consumption-led demand is still quite strong, and so is infrastructure development. Those two elements will fuel a growth in our part of the world that you will probably not see elsewhere," he says.
JAZA also seems unfazed by Europe's problematic fiscal position, and expresses his confidence in the fiscal position of the Philippines and other Asian countries. "We still have growth, which is not happening in other parts of the world. We are also in a fairly good fiscal position. International reserves are at the highest ever, so our currency has been strong. In fact, some would argue that it's been too strong that it has affected exports. Still, because of the strong currency, our interest rates have remained low. We're lucky also that the inflation rate has remained tempered. From a fiscal position, the Philippines are in great shape."
JAZA cites reasons for this confidence, saying, "Consumption-led growth, the strength of our currency, and the fact that our international reserves are so high has given us stability in our own national balance sheet. We are getting more retention now than ever before from the investment community. The revenue flows to the government are also increasing because the minister of finance is taking the tax recovery situation much more seriously. You've got a very good set of parameters [with regards to investment and government revenue] in our country right now. If all of that comes together, if we get things right, you may see growth numbers of between four and five percent, maybe a minimum of 3.5 percent. These are not bad numbers in relative terms, compared to what's happening in the rest of the world. We're really in a position to do some interesting things. It's now time to execute."
It was also noted in the interview that the Ayala Group today is very different from how it was five years ago. JAZA turns to Ayala Land in illustrating the change: "Once upon a time, we had one or two product ranges at the top end of the market that dealt with high-end subdivisions and the needs of the people in the wealthier segment of our community.
We built our reputation for quality in that sector. In order to be relevant to the bulk of the Filipino community, we've had to introduce smaller lots and the use of technology to pre-fabricate [homes]. We've had to bring housing costs down to a whole different level," he says. Another change he cited is their growth from having just two brands in the past to now having five. The price points have shifted significantly, too. "Price points have moved way down to houses at less than a million pesos," he says.
There has also been an increasing effort to cater to the lowest-income groups, as seen particularly in their water distribution company. "It is our mandate to be relevant to them and to be able to deliver water to them at price points far below what the public/government service structure delivered before," he reveals.
With the Philippines' fiscal position looking good, the economy having the capacity to keep growing, and the Ayala Group growing and changing so much faster, JAZA considers this "an exciting time." He declares, "That, combined with a dynamic private sector, can lead to tremendous development."
